1. Rental Maximisation Strategy: 

Asset Advantage uses a unique and proven marketing strategy when advertising the property online, and advanced negotiation skills when renewing leases to achieve rents greater than the market medium.  Our strategy attracts more potential applicants to the ad , allowing us to ask for a greater rental than anticipated which gives us leeway to negotiate and still achieve a greater rental return.

The strategy of not putting a fixed rental price on the online advertisement:

  • Eliminates any price ceiling on your property’s rental return
  • Provides a buffer for applicants to negotiate 
  • Ensures our clients are satisfied as we have potentially reduced the vacancy period by attracting more enquiries plus we achieved a return they are happy with.

2. Vacancy Minimisation Strategy: 

At no additional cost to the landlord, should 1-week remain before tenants vacate, we will pay for feature listings and priority adverts placed online to increase the number of enquiries. We will also pay to share the listing with two other agencies, to triple the resources, databases, agents, adverts and inspections to ensure the property is leased as quickly as possible.  This is a unique service that no other agency provide.

3. Maintenance Minimisation Strategy: 

Asset Advantage manages an 80-unit portfolio of one of our clients, who receives a net rental figure every month from us. All maintenance expenses are wholly borne from our ‘own pocket’. To minimise these expenses, unlike other agencies who use local contractors for repairs and services, our agency has researched the best contractors who provide the highest quality of service at the most economical price, and these contractors are used for our other landlords’ properties thus allowing then to save on any maintenance costs.

Working alongside our investment property arm, Key Property Solutions, which specialises in selling off-the-plan property to investors, we pride ourselves on achieving above average rental returns for our clients. Good communication is the core of contentment. Our flexible, outside the box, contrarian approach to maximise rental, minimise vacancy and expenses, is founded on sound principles of keeping the owner informed.

From pre-settlement inspections, which we conduct on your behalf at no charge, we maintain continual follow up until such stage as we have a contented owner and tenant whose needs are all met as per their tenancy agreement.

Together with you, we will guide you through the process of your property investment journey.

We will:

  • Attend pre-settlement inspections for you
  • Take photos for defects and for ad placement
  • Liaise with the developer with regards to defects
  • Advertise the property on the internet prior to settlement
  • Create a list of potential applicants from the ‘expression of interest’ ad that was placed before settlement 
  • Collect the keys on your behalf on settlement
  • Process the tenancy applications, do credit and reference checks, and decide with you who is the most suitable tenant
  • Sign the lease on your behalf
  • Take out highly beneficial landlords insurance for you should you decide you want it
  • Pay outgoings like council rates, strata fees and Sydney Water for you 
  • Collect and disburse rent to you
  • After inspecting more than 100 new buildings, we are specialised in handling all defect issues. As our investment sales division continues to sell for the developer, we have a continuity for the developer to promptly attend to defect issues
