Urgent Repair Details for Tenants in Sydney, Melbourne and Brisbane

During your tenancy, you may have a repair that requires urgent action, namely, where a trades person is needed after hours, on the weekend or public holidays. If the urgent repair is an emergency and meets the criteria listed below, as defined in the Residential tenancies Act, please contact the appropriate approved trades person.

The following are considered ‘URGENT’ Repairs:

  • A gas leak
  • A burst hot water service
  • A dangerous electrical fault
  • Serious storm or fire damage
  • Flooding or serious flood damage
  • A blocked or broken lavatory system
  • A serious roof leak that cannot wait till the next day
  • A serious fault in a lift or staircase in the rented premises
  • Any fault or damage that makes the rented premises unsafe or insecure
  • A failure or breakdown of the gas, electricity or water supply to rented premises
  • An appliance, fitting or fixture provided by a landlord that uses or supplies water and that is malfunctioning in a way that results or will result in a substantial amount of water being wasted
  • A failure or breakdown of any essential service or appliance provided by the owner for hot water, cooking or heating. Note that a power point that is not working but is not dangerous or a broken element on the stove can wait until the next day.

Please note that if a fault occurs after hours, these call-outs are expensive, so it is important to ensure that the fault is a real emergency. The trades people listed will invoice our company directly when the owner is responsible for the issue as long as you have followed this process. If not, the invoice will need to be paid by you, the tenant.

Locked Out

  • During business hours – contact our office to check if we have a spare key.
  • After business hours – contact a locksmith at your own expense

If we do have a spare key

  • Please collect from our office and return to our office within 24 hours.
  • A deposit will be required and will be returned to you on return of the key

If we do not have a spare key, please contact a locksmith at your own expense

Water Leak

  • Turn of the water supply to your unit – it is usually located under the kitchen sink
  • If you cannot find the main tap, ask a neighbour.
  • Contact your property manager to advise of the water leak by phone and email.

Power Out

  • Assess whether the issue is unique to your apartment by checking if neighbours have lost power.
  • Check the fuse box to see whether the safety switch has tripped. If so, you may have a faulty appliance. To ascertain which appliance it is, turn the switch back on and turn on each appliance individually to ascertain which appliance is causing the safety switch to turn off.
  • Contact the power company to find out if any power shortages have been reported in the area. If so, they will give an approximate time when the power will be restored.

Gas Smell

  • Try to locate where the gas is coming from
  • Next contact the number located on your gas bill
  • Advise your property manager by email
